About the Role
The primary responsibility is to complete Commercial Evaluation Reports by using algorithms and analyzing data from commercial databases to identify comparable sales, assess similarities, and perform qualitative analysis to determine market value. Analysts exercise sound judgment in selecting comparables with little or no lead input, and reports are typically delivered directly to lenders without further review.
Responsibilities
- Perform all duties assigned at the Analyst Associate, Analyst, and higher levels
- Apply adjustments for factors such as property condition, quality, age, effective age, sale date, sale terms, and other critical yet unstated elements relevant to valuation
- Use Marshall and Swift cost manuals to assess contributory value of auxiliary structures
- Conduct quality assurance reviews on reports prepared by other analysts and suggest required revisions
- Provide final approval and sign-off on reports before client delivery when directed by leadership
- Complete a Value Reconsideration report to reevaluate property value when necessary
- Possess strong knowledge of sale transactions, market trends, property classifications, condition and quality benchmarks, complex and mixed-use properties, and deed types
- Deliver training to team members upon direction from leadership
- Show a solid grasp of the income approach and land valuation methods with minimal guidance
